I have to admit that I think that the bus station should have been refurbished and reorganised as a proper transport hub but This to me is really encouraging. Here are some better images from the BBC...

Presumably this will be called in by the minister. So a planning inspector, not the committee.

If they’ve got Travelodge and the cinema company signed up for 20+ year leases ( conditional on planning and early completion ) finance shouldn’t be an issue. And parking will relieve the shortage to be created by the prom redevelopment.

One downside, potentially is the designation of  the north end of the strand as the cultural area, in Douglas Town Plan terms. So this type of development is at the wrong end. But then the gateway is also important. Just leaves three big sites. Walpole Avenue - new Casino. The palace site ( with or without the Castlemona, and the Summerland site.

South Quay next?

It's an ideal spot for a bus station.

It's not a run down site, it's used everyday by hundreds of people. I can think of many more spaces that are less used.
