What function, specifically?

Run down, much altered, ex fisherman’s cottage, built on sand, no foundations, riddled with damp, totally unfit for purpose, ex cafe with kitchens and loos that wouldn’t meet hygiene, health & safety or equality accessibility regulations.

Pretty rare for the tide to get up as high as the cosy nook.

Yes, we all reckoned 'The Morgue' building was way out of the reach of the tide, but that was pre 1980s.

Lob in "character" and it could read like any local estate agent's spiel....

The point of view that it is too expensive to fix is only valid if the replacement costs less. Once it accepted that the replacement will cost more, you are straight into the world of "Wouldn't It Be Nice If". That is something the Isle of Man excels at.

For example, someone said "the prom. needs a new layer of tarmac." Someone else says "well, while we are at it, lets throw in some green granite". And then someone else then says "obviously what is needed here is an extension to the MER - it will only take of few concrete slabs to take the weight". And you end up with a £30M nightmare.

I look at those plans and see myself sitting at a window seat, with a nice view of salt on the outside of the windows and condensation on the inside, because no-one can afford the window cleaners.

Cynicism, that's what you people need.
