It is an asset to our planet. The dead space may be between your ears. People will buy what is available, if that is only houses in town then that is what they will buy. It is an absolutely minuscule and insignificant percentage of the “sponge” that is the huge amount of untouched land on the island. Building there will generate less pollution than having to clear an existing in town site and prepare the equivalent area of land that has already been built on and disposing of the rubble etc. 2

Draining marshland releases Carbon and makes flooding worse. So what would you do with all the brownfield sites, leave them derelict or build on them as well? Turn them into useful recreational space for the benefit of people who live in towns or for people in the area, or build car parks on them to take vehicles away from parking on the street. Since we are talking about Ramsey let’s look at where the school used to be on Waterloo road. Make that a nicely built multi storey with “live walls” build the houses out of town and take traffic away from the quay and Parliament street to make those nicer places with less cars. Put the houses where people want them.

Whilst your examples look nice, surely they would cause the same pollution being built as building town houses to the "passive house " standard. The occupants would not need cars as they lived in the town.

I live in a town and use a car loads, because my work is all over the island. For Active travel to work in Ramsey then everyone who lives in Ramsey would have to work in Ramsey. Have you ever seen the line of traffic over the mountain every morning and evening? Good luck getting them all walking or cycling.

Dormitory estates are the exact opposite of what is going to be needed. And you will need to get a Nissan Leaf.
pongo
Everyone knew it was daft building in Kirk Michael too. I hope that govt do not end up being expected to pay for flood defences. It's a nice area. It would surely be much better to leave it wild and build somewhere more sensible - i.e. up hill a bit. the stinking enigma
Why does the radio keep announcing it as a 40 million pound scheme? Seems pretty meaningless. How many houses is it?

Drive 20-30 mins both ways (45 min if mountian shut) and by bus 1hr+ each way depending on number of request stops. Oh and that assumes you don't have a 10-15min walk the other end to get to the stops. So 5 days a week x 2 x 30-45 both ways is 5-7.5 hours a week and thats if you don't miss your bus. What ever happened to the grand car share scheme? https://www.gov.im/categories/travel-traffic-and-motoring/liftshare/ Wonder how many people use it? Feel an FOI request. A few accidental spills with some bird seed will help on the slow days. Top deck, a loaf of bread for the gulls. Pigeons everywhere, it'll be great. I'm all for it. And it'll keep the parks and gardens from RTC busy too. Car wash sounds like a good investment.
Lightening McQueen
Just looking at the artist’s impression for the scheme, where is all the required parking for the proposed houses, I think that would account for half the green space left?
