so ,  start job before planning permission expires, stop work due to funding, leave unfinished ugly site in prominent  location, wait for iom gov to assist with funding.

Not a bad theory. The apartments being built look like a high end top spec, so can safely assume they will charge top dollar rental. If they are put up for sale, who would want to live there? Views of the Butttery Caff and slight sea views at the back.

Guessing it would be like going on Safari on a Friday & Saturday night too.

Which means uncertainty if these apartments are put for sale? I would imagine that there won’t be much light, as well as sea views. Shitehawks, pigeons and lots of dog shit in the back alleys.

It wouldn't be bad as long as the frontages are properly structured. It's nice to have a view but providing the area can be made interesting, like developments elsewhere, it shouldn't be a deal breaker.

Good example is Premier Inn .

The last plan for the site was passed in 2013, so it might have lapsed, but it would be difficult to see how something similar wouldn't pass:

The Dukes Street development seems to have been taking a very long time to get even to its current state.

Premier inn , you don’t expect a view as it’s a budget hotel. Paying £250k + for an apartment I expect a view of sea, park etc so some old cafes & an apartment block in front

There's not many places that you get a view of the sea from a town apartment though? The convenience can over ride the view.

Maybe, though an awful lot do.  But to have a view and find it taken away (never mind the disruption of building work) is another matter.  Of course they may be aimed more as investments for the rental market, but even then such things will affect value.

Reliable enough to know that Yellow Plant on contract doesn’t disappear from both sites overnight and gates locked

They came down and removed the keys etc from the plant well before Xmas and then the plant itself was quietly moved offsite a few days later. I would imagine once one plant hire company does that there won’t be any others queuing up to replace equipment unless you have cash upfront.

The convenience wouldn’t override view for me plus I would expect it to be fairly noisy from drunks etc!!

Plenty on promenade with views & once newsons get developed you will get views & convenience

At least they'll get a top notch breakfast.
