If so may not be viable for smaller properties. 

the water tank is about the same size as a standard oil combi boiler and could be located where the old boiler was , queens apartments are a good example of electric heating and hot water, no gas or oil in the flat i have been in and too bloody hot most of the time.

Of course it does by an approved service agent. But boilers in social housing (any rented property) have to be annually serviced and certified anyway so they would be maintained the same. There’s no way I would buy a gas boiler and not have it serviced annually anyway.

That's interesting. Modern boilers have very few serviceable parts. People have different strategies. I had a vailant gas boiler and never touched it for 12 years. I have a Worcester oil boiler and haven't touched that for 8 years. 

They seem to be much more reliable these days.

I think that the rules around rentals and social housing are a bit over the top. They are more safety checks than actual servicing.

Yes it does and to get the full warranty it has to be installed by the manufacturer approved installer ( who often cost more ) and you have to get it serviced every year by an authorised person..

Which is why the 10 year "warranty " has this already priced in..

I'm fairly certain that the warranty docs  for boilers  (definitely for the vaillant) insist on a annual servicing  if you want their warranty.

 

PS: I've just checked and it does..

The Rovers has a fair few customers who use the word "fucking" 2 or 3 times a sentence. I would not like to be trying to work in an office nearby with all that going on, especially if you are in a meeting or discussing matters with clients.

Translated:

I think that's about right, but you get the gist. Oh, and before I get the "working men speak like that" excuse, most, if not all working men our company deal with do not swear, especially needlessly to fill in gaps in their head.

So aye, shuffle them inside the pub where they can needlessly swear to their hearts content.

Yes. The point I was making was it's often cheaper to risk it. Sack the servicing as it costs more than repairing the boiler if it breaks............usually.

Yes same as servicing your car. Why bother as you can save a few quid. I’d much prefer to put my family in danger by being a tight arse and not having a specialist check or test it’s main safety features every year. It’s much more fun risking it and see if the brakes fail and you kill your own kids. Or with a gas boiler seeing if you wake up in the morning and everyone hasn’t died of carbon monoxide poisoning as you were too mean to have the boiler serviced for 8 years!

my old boiler set up with water cylinder etc never really got serviced at all, just fixed if it broke down, it lasted from 1990 till 2017.  my new worcester bosch condensing combi boiler has been serviced every year, because of their design/efficiency there is a baffle area that can soot/sulpher up rather quickly if the main jet mixture thingy gets out of sync,  i would suggest you definitely get your boiler serviced ( i'm not a plumber looking for business )

We purchased a house in 2000 and sold it in 2019.

Boiler was serviced once, because the advocates said we had to before we sold the house.

Gas Combi.  Vailent.  No issues found
