Or a bicycle repair shop. Those 200 odd push bikes will all need new tyres and servicing at some stage.

Mates who couldn’t even get their original development off the ground, even if some of the retail units fall through, they could have created plans for new housing/apartment and retail etc. Perhaps it’s easier and more lucrative to use as a car park? Perhaps the developer hasn’t the sufficient funding? 
 

You only have to look at the Duke Street Griddles site, a rusting hulk of steel frame unfinished, and the likelihood of that development ever being completed is remote, unless the taxpayer gets involved?

The old bus station isn’t even a car park. It’s a patch of land where people now dump their cars in the hope that someone won’t block them in or damage them. It isn’t even a designated car park anymore due to the ongoing dispute with the DOI.

If a developer is in dispute with IOMG it doesn’t send out a good message to collaborated working, joint venture schemes for regeneration. Perhaps IOMG are acting like playground bullies and we know the problem where bullying within IOMG and what it’s achieved? Ultimately IOMG could force the issue with regards to the site, as the well trotted phrase ‘spades in the ground’. Maybe IOMG could draw up its own plans for a housing scheme on the site, and if the developers still leave the site inactive, IOMG could take action to recover the site?

I do not think that the old prison site will ever be developed for housing - it now seems to be automatically used as temporary accommodation for the TT/ MGP and given the way that the TT in particular is expanding its footprint and traffic controls etc.  into Nobles Park and the surrounding areas I suspect that the prison site in handily placed for future expansion. It would be interesting to learn what the operators of the temporary accommodation pay for the use of the site and how much is spent by Government on site preparation work etc.     

Someone in Government should know what the short, medium and long term plans are for this site - a little bit of transparency would not go amiss.

Yes in true government fashion there is already an architectural design from one department for a mixed use development being held up indefinitely by another just in case their preferred site for a school falls through.

I think that went out of time on 4 May 2023. So presumably its ownership has reverted back to DBC/DoI or whatever.

Of course, it has been obvious for a long time that nothing would happen, so no doubt the gov. already has extensive plans in place - (more sarcasm).

The developer presumably hasn’t got the finance to proceed as travel lodge, the cinema/bowling alley owner all pulled out. He wants to use it a a paid car park to get some money but government refused as it’s supposed to be getting developed.

Developer paid nothing for site & wants to make money using as a car park for a few years & then it will lapse back to government , sounds like developers have spat dummy

I recall when the government wanted to widen Richmond Hill, they made a compulsory purchase order on Canipa's land. Why can't they do the same with old bus station and the steel monolith in Duke Street?

What do you want them to do in Duke Street exactly?  What’s it got to do with government?

We 'the People' do not like to walk past the steel skeleton and hole in the road yet we are unable to affect any change? This why we elect govts, to do the things that are in our interests but that we cannot control on an individual basis.

This is the whole purpose of electing a Govt.

With regard to the Duke st dev. I'm sure there are other developers who would be interested in the site, even with the lift shaft problems, not insurmountable I'm sure  but they will wait until it goes bankrupt in the hope of picking it up at a bargain basement price??? That is why it is taking so long?

No doubt govt depts are looking at various sites, Duke, S Quay, NQuay, Park and the Prison etc etc. They maybe 'land banking' some sites to see what develops, can they do a school here, a housing scheme there, if they didn't try to balance it out we would castigate them for that lack of foresight????

Yes, that is why we elect them?     Sure it is.
