The purchases seem to be contingent on the MDA first getting planning. What’s the chances of those who own the units then turning round and saying great we’d like double the money now.

MDC people aren’t  working for government.  They haven’t come from government jobs and as far as I know none of them have ever claimed a government salary.

Does Lars Ugland at the Steam Packet work for government in your eyes?

It will all be tied up to the advantage of the owners. One thing that people like Keith Lord and Tracey Bell who owns most of the houses behind his workshops aren’t is stupid. They’ll make sure that it’s weighted in their favour in water tight legal agreements.

The Scout hall is in use 6-7 nights a week and they own the existing building and car park freehold.

You can’t blame them, they are business people. People buy property as an investment, do people think they should hand over the properties for the good of the nation? I think you will find that before any offer is made, that the property will be surveyed by an independent chartered surveyor. It doesn’t really matter who owns properties, if the MDC want the properties they have to pay. They could always compulsory purchase, but that route could take time, and the MDC could lose goodwill.

The point is this is supposed to be a “brown field” development. You don’t spend long millions buying owners of businesses and houses off “brown field” sites. The MDC is totally operating outside its remit - which is to develop vacant brown field plots around the IOM. You’re right you can’t blame these people for demanding top dollar prices as didn’t ask for this development to go ahead and if the MDC wants to continue with this fantasy then the price is the price. But there are plenty of vacant plots in town where they don’t have to buy people out of.

That would be the 'government way', acting with hands tied behind your back.

 

Of course any other developer would look at consolidating the site to make a better and more viable site. Dandara & Hartford do this all the time

Yes but the sole mandate of the MDC is supposed to be to develop brown field plots. This isn’t a brownfield plot and it’s going to cost millions to buy other people out of it.

Well it is really, a lot of the buildings are either temporary or quite old. They were at the edge of a Douglas that no longer is what it was. Perhaps the development is intensive, but the remainder of Demesne Road is now intensively occupied and probably in need of a similar development?

Exactly it’s a complete eyesore of an area & housing desperately needed, the government own a large proportion of site & no one knows what prices they have agreed to buy other parts for even though a few smart arses think they do!!

Bunch of government hating Nimbys raising most objections, same lot who then say government isn’t doing enough to get more housing!!!
