That mad expectation of HUGE rents got FAR FAR worse still, after DFE got involved as they (DFE peeps) think they are all Alan Sugar and any local company will get London type bookings and therefore should pay London type lease costs. Seriously John - You of all people must already know this? I can’t see it being viable even if it was rent free. Having to be open on the days when there is no custom at all, and having to guess how much stock to get it would mean any margins would be very tight even without rent to pay. Even when it was well run pre COVID and with a good menu there was hardly ever anyone buying more than a slice of cake and cup of tea. Even weddings out there are very risky due to the exposed location and a few have had to be shifted to other locations very last minute. It was originally closed because of building work on the TT Gallery underneath (they said), but that opened in May, so it was untenanted all Summer. I thought it was liable to subsidence. But maybe that was just a rumour. On FB it says closed for refurbishment and open at the end of winter 2023. The tendering process for any government contracts is a nightmare which is why many local companies don’t bother, in respect of cafes then it’s probably the rent requirements, cost of operating & general downturn. of a different cafe I understand that PSM pavilion is to get a new tenant after being empty for 9 months, apparently someone known to a commissioner. 1 Quote Link to comment Share on other sites More sharing options...

Maybe the same deal for Niarbyl which was expensive! Any such deal has to consider the quieter winter months and average it out over the year, same as any business . I believe Niarbyl tenants were paying 30k pa which was not viable in post covid times, may have been OK pre covid but later tenants were stuck with the previous rent level but with dwindelling custom??? Either way it's a situation that MNH have backed theirselves into, seek the best offer under the procurement system or an offer through an estate agent??? If they had followed the procurement procedure , they may have had a tenant paying less than the 10k advertised but would have been OPEN!!!
