Good point, but it shouldn't include your children's income unless they are the tenants.

excellent time to review the rental system and base it on the income coming into the house , Ireland have had earnings related rents for years  where high earners pay a more  economical rent and a single old age pensioner pays  less ,  the whole housing policy and criteria needs to be reviewed ,

but its worth doing and will no doubt  be much fairer and more efficient , just need to right people on the housing association  to move it forward , and there could be a local authority  appointee  for continuity  ,

They’ve been doing it for new tenants for a few years & all on 5 years fixed contracts, it’s the ones who’ve been in for years with holiday homes etc earning substantial incomes that are the issue but can’t be replaced as nothing in rental agreements.

Local authorities are hopeless at managing social housing with most leaving properties empty for years before they get around to renting out again. Some just employ outside contractors to rip out everything & skip the contents without even checking if a new tenant would have them

Why can't the older tenants rents be looked into? They don't own the property and landlords are well within their rights to review rents. 

This situation has been a vote catcher for years hence the reluctance to address the problem.

It depends on the lease.  IIRC, M&S was paying a pitiful amount of rent when they were where Boots is now, so not a public housing issue alone.  All down to the lease and you can imagine the outrage if rents were increased outside the terms of the lease.

There isn’t much by way of 1 or 2 bed social units to downsize the older people into. So they end up blocking stock anyway. Asking them to pay more isn’t the answer if there aren’t any smaller places to shift them into anyway.

Lots of them can afford private sector housing but again I suppose is it fair to  evict them when they’ve been tenants for 30 years + but they should be paying more

It should be means-tested.  Social housing is for the less well-off in our society.  I acually know of a couple who sold their property here, got a sheltered housing flat, and banked a considerably amount from the sale of their rather smart property.

Means testing has been kicked into the long grass for a very long time now
