More waffle from Minister Tim from the Starship Enterprise, where he says this development will take years to come into fruition. It’s taken years as it is and it’s an unregulated car park, and an eyesore. From the NPM -

Government says it’s ‘very keen’ to see development on Lord Street but admits progress won’t happen in the near future.

Plans to transform the brownfield site in the capitalinto 85 apartments, restaurants, retail space, a cinema and a ‘bus information centre’ have been submitted.

The project is being supported by the Island Infrastructure Scheme which provides up to 25 percent funding of the eligible costs of the redevelopment.

But Enterprise Minister Tim Johnston says the scheme still has a long way to go before it could come into fruition:

* Development whereby public funding is likely or agreed, Starship Enterprise, DoI, or Planning needs to create a timeframe for works to start on the said development, rather than leaving it empty for 5+ years. Do the developers have the funds to both start and complete? Look at the Duke Street. flats development, no doubt with Starship Enterprise involvement, hardly a beacon of success.

Does he explain exactly why it should be so long?

Assuming the developers are serious and can demonstrate that they have the funds to do this then all that is required is planning permission. In the normal world planning permission should take no more than 6 months. 

Personally I doubt it will proceed as this cannot be economically viable.

The fact that a private development also has effectively a bus station in it is puzzling me.  Why would they do this, if they weren't receiving some sort of sweetener from the Bus Operator (Govt)?

This is the dividend so that they do not have to provide affordable housing as part of the development. This is the "community" return.

What about ‘affordable’ housing, which IOMG keeps saying they understand people’s concerns etc. Assuming that these flats will be for sale, would anyone wishing to part with a large sum of money want to live above a glorified bus station, or waiting room, least of all, walking home from a meal at Barbary Coast, to see local piss heads waiting for bus? 

Could IOMG not have done a clean, modern bus station site, with waiting room, toilets and a shop, like what they demolished years ago. Cinemas, restaurants, cafes aren’t essential for the area.

With Starship Enterprise Tim saying this development going to take a long time before spades are in the ground, is there any guarantee that this site will ever be built upon?

That's really no different to living in Port Erin in the Summer.

In theory. But the times of the buses don't always match up. The Peel / Port Erin buses are specifically timed so that one arrives at the Bus Station 5 minutes after the other leaves.
