Lord Street Mega Project

Who are developing the site? Same current ‘owners’? If so, will it ever happen, even with government assistance?

No. New developers.

“The Lord Street site was bought by ‘Lord Street Development SPV Limited’, a firm headed by island businessman Stephen Bradley, from the government’s Department of Infrastructure back in 2017.

Lord Street Development SPV Limited has now signed a deal to sell the site to Wyyttavin Limited if the project gets planning permission.”

The previous plan fell apart because they lost their anchor tenant, Travelodge, which went into prepack administration, and cancelled its interest, then COVID came along.

Looks awful, and not fit for purpose for our supposedly moving to net zero and encouraging the use of buses.

Looks like all they had left over to model this was Duplo bricks.

There's a new bus station in the plans according to Manx Radio.

The picture at the bottom on MR shows much the same as we have now.

From Manx Radio website

"It would also include a new indoor bus information centre with a waiting area for bus passengers, public toilets and changing facilities."

Government have to meet their magic 100k through immigration and believe that they will be high paid individuals escaping UK tax.

"the plans did not include any requirement for affordable housing, or the payment of a commuted sum, due to the "significant investment" in bus facilities."

"include a new indoor bus information centre with a waiting area for bus passengers, public toilets and changing facilities"

Wonder how many Saturday nights that'll survive?

Island Infrastructure Scheme

The Scheme offers a financial support, by way of a grant and/or loan, towards development projects of up to 25% of eligible expenditure as defined below.

So at least the taxpayers money will be repaid with interest then?

Don't give them ideas.  I could see them possibly considering this to house all the Horsetram workers, Herring fishermen and the Peggy.  A veritable Victorian themepark.

As usual. Architect turns on CAD package and switches off brain. The tower block is way too tall and not in keeping with the rest of the island. The planning application should reject the high-rise tower block at a minimum. Also, the overall appearence it not in keeping with the rest of the island - to do that it should be 4 stories, not 5. It has so many levels to maximize the project for developers. Money money money as usual.

Looks quite nice with all the different levels,  balconies and planting.  My opinion, but something needs to happen there and not faux cottages to replicate the slum area that was cleared nearly 200 years ago.

They just need to approve it and get it built.

The usual NIMBYs will start crying about 'heritage' and all the rest of it. But the truth is this site has no heritage. The slums In the area were cleared in the 1930's(ish), a bus station sat there for a few decades and it's been wasteland for about 3 decades now.

In the same way we have conservation areas, we should have areas of no historic interest, where you can't use arguments about heritage to object to planning applications.

I think it looks great, it's modern and has a load of facilties that we're missing in Lower Douglas.

I'm still not sure about the whole 25% taxpayers' cash for these schemes, but if it's done properly and it finally stops the area looking like a shithole then it might be worth it.

Why though?

It's good that it's different. It's in keeping with the immediate area, the ultra modern plan.com offices on Victoria Street and the approved plans on the Villiers site.

The image seems to show, office or hotel reception style decor on the ground floor and an outdoor bus shelter.

I cannot fathom the gov. planning website. Does anyone have the planning ID for this project?

Don’t think it’s been uploaded yet.
