More apartments in Lake Road

More press release from the Starship Enterprise, who are blowing their own trumpet. Let’s face it - this site has been empty and used as a car park for many years but it takes taxpayers cash, before it becomes ‘viable’. Let’s see how long it will be before any of these schemes actually start to begin proper building work. 
 

The approval of plans to build 109 apartments on a site in Douglas has been welcomed by the Department for Enterprise.

The minister says Dandara Homes' proposals on Lake Road will see an 'underutilised and derelict area' turned into a 'vibrant residential site'.

Tim Johnston says it contributes towards aims of building 1,000 additional homes on the Island by 2026.

The project has been, in part, supported by the Island Infrastructure Scheme.

Currently an unused carpark the site earmarked for the apartments is adjacent to the River Douglas.

It's the second brownfield site in the capital to receive planning approval this year.

In April plans were approved to redevelop Villiers Square - building a new hotel alongside a new retail and office development.

More recently plans were announced to build a mixed-use development built on the former Lord Street Bus Station site, including 85 apartments, office space, a multi-screen cinema complex, restaurants, food hall and 'bus information centre'.

*Perhaps the Starship Enterprise are on a bonus if they create all these press releases, lots of dickwaving telling the serfs of how many units they are creating - counting towards their target figures?

What would you prefer?  No development at all?  Everyone complains about the number of brownfield sites in Douglas, yet when plans are approved to develop them, that is the wrong thing again.  If it takes a subsidy to get them going, is that such a bad use of government  funds? 

They have been left empty because they are not commercially viable without a subsidy.

I would far rather government money going into this kind of scheme than many other wastes we see.

They have been left empty because they are not commercially viable without a subsidy.

I would far rather government money going into this kind of scheme than many other wastes we see. 

I very much doubt this site will ever get redeveloped, even with subsidies. Coupled with the fact that the developers have that many sites and schemes, with some taking a greater priority.

It would have been better if the developers did a deal with IOMG to build lots of social housing and FTB on the site, or if IOMG did a land swap, in the vain hope that construction would start on the site. The site will still be a car park in 12 months time.

Probably a couple of 100 cars parking there currently.  Same with the old bus station.  I wonder where they'll all park if either of them ever get developed.

Would social housing be better there for the developer?  What land could IOMG swap that would be more desirable than that prime site likely to carry a premium? 

You have to be realistic.  If IOMG has land better suited to social housing, they should be developing that in partnership with a developer, perhaps a la Lord Street.

Are there any plans yet for the old Lord Street flats, or are they going to be allowed to rot also?
