However, what has to be remembered is that Tyne & Wear (the realistic catchment area for The Gate which is only slightly smaller in terms of area than the Isle of Man) has a population of over one million. I would suggest that the Island will always struggle to attract the likes of big leisure facilities as the population base just simply doesn't make it an attractive, or probably a viable, option to business. We only have one real major housebuilder for a similar reason - there isn't the population to justify the scale of development needed to attract other major housebuilders. It is my opinion that financial viability and feasibility is the real reason why we don't have the likes of Wimpey, Barratt, etc. over here. I know it's a boring explanation that doesn't fit with the conspiracy theorists who can be found on here but I think it is realistic. Link to comment Share on other sites More sharing options...

It may have escaped your notice, but a fairly large proportion of the island's population actually live outside Douglas. You may also have missed the fact that they do not facilities such as cinemas in these areas. And you may also not be aware that the public transport is virtually non-existent in the evenings. Instead of Chris Robertshaws steady hand at the helm is George Ferguson Lacey going to mortgage the existing Sefton Hotel to raise the cash ? Does anyone know what GFL's track record is? Should existing Sefton shareholders be keen for the proposed development using their leveraged assets or is it time for shareholders to sell and invest elsewhere? answers on a postcard or on this forum.....
